London’s high streets are frequently indistinguishable with chain stores densely occupying large buildings. But project Boxpark by Roger Wade, to be debuted in Shoreditch, sees a world first: a pop-up mall made up of recycled shipping containers, which will create a unique shopping experience for consumers and potentially golden opportunities for smaller independent retailers.
The land, located at the Bishopsgate Goodsyard site, has been unoccupied for 40 years, and property developers Hammerson and Ballymore’s plans are not commencing for another five years. Rather than leave the space unused, the project allows shorter-term leasing, making it low cost and low risk for businesses getting involved.
The concept fits perfectly within the Shoreditch area where there’s a diverse mix of clothing boutiques, cafes and galleries. In the same vein, Boxpark will offer an eclectic mix of goods over two floors; 40 fashion and design retailers on the ground floor and 20 cafes, galleries and creative showrooms on the first floor, which will no doubt garner a great deal of foot fall. Though we’re sure that Boxpark will become a destination shopping centre, too.
Obviously, one of the interesting and appealing things about the Boxpark project is the temporary nature of the mall – these containers can potentially be moved around the globe to other trendy locations. The containers are estimated to take around one to three weeks to erect, which should be a fascinating revelation in itself.
Also, the relatively small size of shipping containers means that brands will have to get creative with their use of space and product showcased, something that will hopefully mean a discerning selection of wares.
